St Nicholas Gate Retail Park has a range of retail units in close proximity to the city centre. Occupiers include Halfords, Carpetright, Brantano, ASDA and Burger King.
This project involved the reorganisation of the existing units 3A and 3B with the construction of a new party wall across the existing unit 3B, new entrance and facade upgrade works and the removal of the exiting internal partition wall surrounding the existing unit 3A. Both of the new units where to have mezzanine levels incorporated.
In addition to modifications to existing retail units, a fast food retail unit was demolished to accommodate improved parking provisions and modifications to the site were made to improve vehicular access by the widening of the site entrance and incorporation of new set of traffic lights at the junction. A new vehicular access ramp was constructed to the rear of the site which involved the part demolition of a retail unit at the point where major utility supplies entered the building
Silcock Leedham’s duties included the full co-ordination of all utility supplies in connection with a Section 278 agreement to accommodate improved vehicular access to the retail park from the public highway, demolition and applications for disconnection to redundant retail units and the relocation of existing main branch supplies serving the site and liaison with utility providers in connection with building a new access ramp over the route of existing mains services.
We were able to use our experience and working knowledge of dealing with utility suppliers to ensure that all strip out and abandonments, existing service modifications, applications for new supplies and the co-ordination of specialist tenant requirements were carried out to coincide with the project programme of works and occupation of the retail units by new blue-chip clients. All works were satisfactorily completed on programme with utility service agreements and metering equipment successfully installed ahead of tenant occupation.
